Planning a Survey

Are you planning to have a survey when you purchase?

Buying a property, whether as a new home or investment, can be an expensive and stressful process.

It was recently revealed by HomeOwners Alliance that 80% of purchasers don’t have a professional survey such as a RICS Homebuyer Report or Building Survey before purchasing what is usually one of the most important investment decisions they will make.

Many simply rely on their lender’s mortgage valuation, which is designed to give the lender comfort that the property is suitable for the mortgage being offered. Such a valuation does not go into detail about the condition of the property or the likelihood of future maintenance issues.

A private RICS Homebuyer Report or Building Survey will give a purchaser detailed information about each structural element of the property so that they can make a reasoned and informed decision on whether to go ahead with buying the property and take into account any repairs which the property needs. A surveyor can also give a valuation to double check that the price agreed is reasonable.
